On August 1st 2007 the Energy Performance Certificate (EPC) became a mandatory part of the Home Information Pack.
This is an EU directive in compliance with the Housing Act 2004 and the Home Information Pack Regulations 2007.
The EPC will tell you how energy efficient your property is and also outline recommendations that can be carried out that will improve your energy rating.
An EPC can only be carried out by an accredited Domestic Energy Assessor (DEA) or Home Inspector. In April 2010 the new coalition government eradicated the requirement for Home improvement Packs. Under the Koyoto agreement however, the Energy Performance Certificate remains a requirement for properties in countries wishing to comply with targets associated with the reduction of green house gasses.
